There is a common assumption in property investing that all developments perform more or less the same over time. Buyers often compare pricing and finishes but overlook the deeper drivers of long term performance. In reality, no two developments perform the same, even when they appear similar on paper.
In this edition of Myth vs Fact, BBG Chief Executive Officer Paul Berman explains why performance is shaped by a small number of critical factors. Drawing on more than three decades of development experience, he shares what truly determines long term value and why some developments consistently outperform others.
The Myth
All property developments perform the same over time.
The Fact
No development performs the same. Performance is driven by location, uniqueness, quality, and design.
Paul explains that the most important factor in any development is location. The uniqueness of a site determines the long term desirability of the product. Even small differences in positioning, outlook, or proximity can have a meaningful impact on value growth and demand.

Location
A strong location underpins long term demand. Proximity to lifestyle amenities, walkability, and outlook all influence how a development performs over time.
Uniqueness
Scarcity matters. Developments with distinctive positioning or views are harder to replicate and tend to retain value better.
Quality
Construction quality, materials, and detailing affect durability and ongoing appeal. Quality reduces long term maintenance issues and supports resale value.
Design
Thoughtful architecture and layouts improve liveability. Good design enhances how people experience a space and strengthens long term desirability.
Views and outlook
Uninterrupted views of the Atlantic Ocean are finite. Developments that secure these views benefit from natural scarcity and sustained demand.
“No development performs the same. What is critical, in my experience over more than three decades, is location. The uniqueness of the location determines the value of the product. We are fixated on location, quality, design, and unparalleled views of the Atlantic Ocean.”
He adds that being involved in property development on the Atlantic Seaboard is both a responsibility and a privilege. The environment, the lifestyle, and the long term value created by exceptional locations all contribute to why some developments stand apart.
Many developments are marketed using similar language, which can make them appear interchangeable. Pricing comparisons often focus on size or finish level rather than deeper fundamentals. Over time, however, the differences become clear as some developments outperform while others plateau.
Buyers who focus only on surface level features may miss what truly drives long term performance.
All developments do not perform the same. Location, uniqueness, quality, design, and outlook determine how a development holds and grows in value. Buyers who understand these fundamentals are better positioned to make informed decisions and to invest in developments that stand the test of time.
