The Inside Story Podcast Episode 1: Where It All Started

Behind every completed building is a version of the story that most people never hear. It is not just the finished product that defines it, but everything that came before it. The uncertainty, the early decisions, and the pressure of having to make something work without guarantees.

That is the purpose of The Inside Story by BBG. The series is designed to open up those conversations and provide a clearer understanding of how the property market actually works, through the people who are building, shaping, and participating in it every day.

In the first episode, the focus is simple. It begins at the beginning.

Paul and Saul Berman sit down to unpack how their business was built, not from a position of advantage, but from necessity. Their story does not start with property. It starts with disruption, with the loss of their father at a young age, and with a family that had to find its way forward without a clear structure or support system.

From there, their paths took different directions. Saul left school early and entered the trade environment, eventually qualifying as an electrician and building a practical, hands-on understanding of construction. Paul followed a more academic route, studying law and establishing himself in a leading firm. On paper, their careers could not have been more different, but in reality, those differences became the foundation of their partnership.

The point at which those paths came together was not part of a long-term plan. It came through a moment of pressure. Saul had secured a major contract at Cape Town International Airport, one that required more than just technical ability to deliver. He needed support, structure, and someone he trusted. That call led Paul to leave his legal career and step into a completely different environment, without certainty, but with a shared understanding that they would find a way to make it work.

What followed was not immediate success, but a period of sustained effort. The early years were defined by long hours, limited resources, and the ongoing challenge of building credibility in an industry where they had no established backing. Even after securing significant work, access to capital remained a constraint, and much of their growth came through execution rather than external support.

What becomes clear through the conversation is that the business was never built around a single defining moment. It developed over time, through a series of decisions, each one shaped by the conditions they were operating in. There was no reliance on a single vision or strategy. Instead, there was a consistent focus on doing the work properly, improving with each project, and maintaining a level of discipline in how decisions were made.

A key part of that has been the dynamic between the two brothers. Saul operates instinctively, identifying opportunity and moving quickly, while Paul brings structure, legal understanding, and a measured approach to risk. The balance between those two perspectives has allowed them to challenge each other, but ultimately move forward with alignment once a decision is made.

More than three decades later, that same foundation remains in place. The scale of the business has changed, but the way it operates has not. They remain closely involved in their developments, and each project reflects a continuation of the approach they established early on.

This first episode does not attempt to tell the entire story. It sets the context. It explains where things started, how the partnership was formed, and the conditions that shaped the way they think about building today.
